My first foray out of the Hackney area and what a challenge this property was in every sense. We were able to purchase it cheaply, relatively, because the lease only had a couple of decades left. So £600,000 later just to renew the lease we were able to start the refurb. Just in time for the 2016 triple whammy of landlord tax changes, SDLT changes for second homes and the Brexit vote. High end properties in prime London dropped and so did our forecast profit. It then took years to sell and didn’t come close to the £5.25m valuation put on it by all the estate agents in 2016.
The result was beautiful however. I guess it’s what you’d call a hot mess!
